Program Support
MBM Construction will take leadership in coordination of activities and resolution of any complications and design updates on progress on a continual basis. Represent the during all phases of construction from the pre-Construction thru completion of all projects. Provide monthly reports with photos to all partners, staff, and School Board Members.
Communication/Partnering Sessions
MBM Construction will assist in facilitating several Communication/Partnering Workshop sessions with project participants, including the “Owner”, Architect, Contractor, Subcontractors and Suppliers. These sessions will discuss design, schedule, cost, and pre-purchasing of materials/equipment to achieve maximum project coordination.
Phase I Evaluations/Geotech Reports
MBM Construction will evaluate the Phase I and Geotech Reports.
Master Scheduling
MBM Construction believe that one of the most important management tools I have to offer to the “Owner” is the monitoring and procurement of Master Scheduling. We monitor all phases of the project, from pre-construction to close-out.
Project Estimating
MBM Construction will evaluate three types of estimating reports for your project: The Schematic Design, Design Development, and Construction Documents estimates to assist “Owner” in establishing original project budgets and control costs during the design phase. A Schematic Design (SD) estimate will be developed after the schematic documents have been issued. The Design Development (DD) estimate will be presented when the design is 50-60% complete including site, architectural, mechanical, and electrical criteria. The Construction Document (CD) estimate will be provided when drawings are 95- 100% complete. The CD estimate itemizes specific systems, includes contingencies and allowances, and will become the Guaranteed Maximum Price (GMP).
Value Analysis
MBM Construction will work with the design team to provide value analysis and life cycle costing of the building systems, to determine the optimal quality project components.
Governmental Approvals
MBM Construction will assist the design team in the review and securing of governmental permits and approvals, as needed.
Cash Flow Analysis
The project cash flow projection will be established utilizing the project schedule and will be monitored monthly during construction. This will include all project costs such as permitting, construction costs, and soft costs (design fees).
Design Review & Approvals
MBM Construction will conduct Design Review meetings with the project team to confirm the scope at all phases of design. We will also conduct constructability reviews, provide comments, and review the documents with “Owner” for final approval of all phases of the documents.
Long Lead Procurement
MBM Construction will assist the Architect in the identification and solicitation of competitive bids on long-lead/direct purchase materials and equipment, and will submit a list to “Owner” with recommendations on procurement dates to ensure efficient delivery.
Value Engineering and Constructability
MBM Construction approach to cost management is to offer suggestions and supporting analysis to reduce costs. The objective is to reduce costs to the lowest possible level without sacrificing quality or reliability. We work closely with the Design Team for long-term cost savings rather than just reducing the original construction expenses for overall project savings. Alternative construction materials, construction methods, and systems comparisons will be studied and the cost analyzed for incorporation into your project to ensure a more cost-effective facility.
MBM Construction will assist the Design Team in the review of construction documents for project constructability. We strive to solve potential construction problems during the design phase, which can simplify construction and reduce issues that may impact costs and schedule.
Trade Negotiations
The project team will participate in various trade negotiations (unions), when required, to provide “Owners” with the best manpower, material, and equipment prices to facilitate the most cost effective delivery possible.
MBE/WBE/VBE PROGRAM
MBM Construction will encourage MBE/WBE/VBE participation by implementing the following information in the Contractor’s contract.

- As MBM Construction, define Scopes of Work in bid packages that encourage MBE/WBE/VBE participation
- Before Bid Day send letters and make phone calls to certified companies listed in local area MBE/WBE/VBE Directory to encourage participation
- Organize & participate in seminars for MBE/WBE/VBE companies
- Ads in appropriate media that MBE/WBE/VBE companies monitor
- Incorporate explanation of the MBE/WBE/VBE program in Pre-Bid Meeting
- Mentor MBE/WBE/VBE prospective bidders on the bidding process
- Encourage contract awardees to increase MBE/WBE/VBE participation

Scope Review
MBM Construction will assist the Architect during scope reviews with all contractors, suppliers, and vendors to ensure that there are no scope gaps or overlaps between trades. Scope reviews can reduce costs by reducing change orders during the project and eliminating scope redundancy during the buyout.
Preconstruction Conference
MBM Construction will assist the Design Team during the pre-construction conference to acquaint all project participants with procedures for contract administration, progress payments, insurance requirements, submittals and requests for information, project bulletins and meeting minutes, purchase orders, schedule updates, and close-out procedures to ensure that everyone is well informed of their performance requirements.
Project Coordination
MBM Construction will monitor the on-site project coordination, supervised by the Contractor’s Project Superintendent. The MBM Construction with the aid of Project Superintendent will provide updates on schedule by producing updated project tasks, deliveries, costs, site staff performance, and confirmation of overall project objectives.
Owner/Staff relocations
MBM Construction will provide oversight and identify any relocation of staff, students, and equipment to prevent any and all disruptions of construction work flow and prevention of schedule delays.
Progress Meetings
MBM Construction will assist the Architect and Contractor during job progress meetings with project participants to discuss work progress and work planned to keep everyone informed of all aspects of the project, ensuring project continuity. These progress meetings will be held on a weekly basis to ensure project goals are accomplished. The MBM Construction will meet monthly to update “Owner” on project progress.
Monitor Schedule
MBM Construction will monitor an overall project schedule on a monthly basis, to ensure strong communication and clear understanding of responsibilities by all project team members. The MBM Construction will utilize a combination of three-week look-ahead schedules and the updated overall project schedule.
Cost Control
MBM Construction will oversee the total project cost to ensure compliance with the budget. Costs are monitored during the design phase to minimize scope “creep”. Costs are reviewed frequently, tracked, and adjustments are recommended as required.
Quality Control
MBM Construction will implement quality control measures at the pre-construction phase of the project and continue through construction phase. Quality control methods involve communication and proper implementation of the shop drawing and submittal review process of all building systems, material and equipment. Quality control is the joint responsibility of the Architect, Contractor, Site Project Manager, and Site Superintendent.
Safety
MBM Construction will monitor the Contractors submitted and approved safety plan. A full time Program Safety Director will be provided by the Contractor in order to create and implement a safety program for the entire site. The Safety Director, along with the Site Superintendent, is responsible for adherence to all required safety standards, site safety supervision, safety reporting, and coordinating and leading site safety review meetings. This person will communicate and coordinate with subcontractor safety managers and other team participants.
Change Orders Control
MBM Construction will strive to minimize change orders accomplished by thoroughly reviewing all documents prior to awarding contracts and minimize changes in scope.
User Group Training
MBM Construction will coordinate systems training for “Owner” employees as required for efficient operation of the new facility. The system, style and frequency of training will be clearly documented and executed.
Submittal Review
MBM Construction will monitor the Architect to ensure the expediting of this process in order to maintain all project schedules. The MBM Construction and Project Coordinator will review all submittals in a timely manner for compliance with contract documents.
POST CONSTRUCTION PHASE

Substantial Completion
MBM Construction will tour the facility with Architect, Contractor and “Owner” to inspect all final workmanship. Upon inspection, a written report will be prepared and distributed for final comment by the owner and design team. The MBM Construction will assist the completion of all punch-list items.
Check Out Operation Systems
MBM Construction will check out and assist with start-up of all operational systems with Owner’s personnel.
Final Inspection
MBM Construction shall perform the final inspection of all work with Contractor, “Owner” and the Design Team. Upon receipt of the minutes of the final inspection, MBM Construction will assist the completion of any remaining punch-list items.
Close Out Documents
MBM Construction will expedite the close out process by monitoring the time table of the Contractor’s submission of all close out documents, including as-built drawings, attic stock, operation and maintenance manuals, and warranties submitted to the Design Team. The final as-built drawings may be completed on bond paper or electronically, depending on the accessibility of information and/or needs of “Owner”.
Job Performance Review
MBM Construction shall meet with representatives from the owner and the Project Team to analyze both general and specific project member’s performance. This process is part of MBM Construction effort to ensure continuing improvement of products and service to our customers.
